Dieser Freiraum \u00f6ffnet sich zur Mariahilfer Strasse und wird durch Rolltreppe, Stiege und Lift erschlossen.<br \/>\nIm 7.Obergeschoss schlie\u00dft ein eingeschossiger Bauk\u00f6rper die L\u00fccke, in der offenen Fuge darunter bilden zwei Br\u00fccken einen Filter zur Strasse mit erlebnisreichen Ein-, Aus- und Durchblicken.<br \/>\nDer n\u00f6rdliche Raumabschluss der Piazza erfolgt durch einen sich nach oben \u00f6ffnenden, abgewinkelten Bauk\u00f6rper. Zum \u00f6stlichen Nachbarn ist die Piazza durch eine Sichtbetonwand mit lose eingestreuten Glask\u00f6rpern, die besondere Lichtstimmung erzeugen, begrenzt.<br \/>\nDie Ma\u00dfst\u00e4blichkeit dieses \u00f6ffentlich nutzbaren Raumes, seine Geometrie, Materialisierung und \u00d6ffnung zur Mariahilfer Strasse schaffen eine unverwechselbare Atmosph\u00e4re, einen urbanen Ort<br \/>\nim st\u00e4dtischen Umfeld.<br \/>\nNutzung<br \/>\nDas Geb\u00e4ude wird als B\u00fcro- und Gesch\u00e4ftshaus genutzt. Im Untergeschoss, Erdgeschoss und ersten Obergeschoss sind die Gesch\u00e4fte untergebracht. Im 2.Obergeschoss orientiert sich ein Restaurant zur \u00f6ffentlich zug\u00e4nglichen Terrasse. Die Geschosse 3 bis 7 k\u00f6nnen als B\u00fcros, Kanzleien, Arztpraxen etc.<br \/>\ngenutzt werden.<br \/>\nDie vertikale Erschlie\u00dfung in der Mitte des Geb\u00e4udes erm\u00f6glicht in den B\u00fcrogeschossen eine Teilung<br \/>\nin zwei abgeschlossene Einheiten. St\u00fctzenfreie Grundrisse und ein Fassadenraster von 1,5 m erm\u00f6glichen unterschiedliche B\u00fcrolayouts. Vom Einzel- bis zum Gro\u00dfraumb\u00fcro sind alle gew\u00fcnschten Raumkonstellationen m\u00f6glich.<\/p>\n<p><strong>EN<\/strong> The design for the office and commercial building introduces a new building typology in the Mariahilfer Strasse.<br \/>\nThe block perimeter structure form the period around 1900 is broken up in order both to enable insight into the deep plot structure and to create publicly accessible open spaces.<br \/>\nA narrow, slightly bent, sculpturally shaped building structure develops into the depth of the property via a two-storey base, intrudes into Mariahilfer Strasse and defines a publicly accessible piazza on the second floor. This space opens to the Mariahilfer Strasse and is accessible by escalator, stairs and elevator.<br \/>\nA one-storey building structure closes the gap on the 7th floor. In the open gap below, two bridges form a filter to the street with exciting insights, views and perspectives.<br \/>\nThe northern edge of the piazza is completed by an upwardly opening, angled structure. Towards the eastern neighbours, the piazza is limited by an exposed concrete wall with loosely scattered glass structures that create a special lighting atmosphere.<br \/>\nThe dimension of this publicly usable space, its geometry, materialization and opening to  Mariahilfer Strasse create a very distinctive atmosphere and contribute to the further urbanization of the street space.<br \/>\nThe building is used as office and commercial building. Shops are accommodated in the basement, ground floor, first and second floor. The four commercial levels with access from Mariahilfer Strasse are internally connected with stairs and ramps. On the 2nd floor there is a restaurant oriented towards the terrace, which can be used as garden for the guests. The floors 3 to 7 can be used as offices, law offices, medical practices etc.<br \/>\nDue to the vertical development in the centre of the building the office floors can be divided into two independent units. Support free floor plans and a facade grid of 1.5 m offer different office layouts.
